From having a love of working with people with my past career of 26 years with FedEx. I was encouraged by a Realtor, my husband and I had used twice and had referred many of my friends too, that I should become a Realtor – so in 2004 I jumped in! I had lived for 7 years in Anchorage and had been a courier their so I really knew the area well. I had also lived in Eagle River for 8 years before we relocated to Palmer. Now as a Valley Girl, I have knowledge of Anchorage, Eagle River, Peters Creek, Chugiach and have been eager to learn as much about the Valley as I can and do not hesitate to help clients from Anchorage all the way into the Valley.

Being a Sales Associate in the Real Estate industry and helping those, that are making the biggest decision of their lives, is as important to me as if I was the purchaser. What is a Short Sale? Not what it sounds like!

If you take it like it sounds we should all be looking at Short Sales to find a great deal, right? NO! It is actually more of an oxymoron. I have heard of Short Sales that take nearly a year to close though usually you are looking at 3-6 months and that is after you wade through all the ‘Red Tape’ and back again!

Basically a Short Sale is when the seller’s lender agrees to accept a payoff for less than what is owed on the property and they are not quick to agree to do this. So now you are thinking “It might be worth waiting for if I can get it for less than it’s worth!” But this is not true either. The lender will hire an appraiser or broker to determine the ‘market value’ of the home. This is the amount they may consider accepting IF the seller qualifies.

Another factor that must be in place for a lender to accept a Short Sale is that the seller must be having a hardship - i.e. something has changed in the seller’s lifestyle to prevent them from being ABLE to make their regular payments. Just like the buyer has to qualify to get the new loan on a home they are purchasing, the seller in a Short Sale must ‘QUALIFY’ to be able to sell his home for less than he owes.

I am not saying you should avoid Short Sales! If you find the house you want to make a home and it happens to be a Short Sale just know that you will need a lot of patience and preserverence and a KNOWLEDGABLE Real Estate professional to get the deal closed!

This is my personal recommendation for Janice Lobaugh, Broker of Alaska Premier Real Estate.

In March 2008 my wife Sarah and I were able to search through a series of homes that Janice and Steve had e-mailed to us, narrowing down the homes that were of most interest. After much consideration, we selected ten homes to preview on my house hunting trip to Alaska.

Upon my arrival, Janice had scheduled all ten of the properties for me to preview as well as informing me of “potential” issues that she saw in the homes. Janice provided me with the necessary information on all the properties to ensure that I was able to make an informed decision, after emailing the photos of the homes of most interest to my wife.

She never pressured me into making the final decision. That was left to my wife and I. Once we identified the property we wanted to pursue, her negotiations and due diligence on our behalf really put our minds at ease. Since our relocation was planned for the Summer of 2008, from Idaho, we needed to have our home buying process go as smoothly as possible. Ensuring the Licensee we had selected would be able to do the job for us, Janice attend all inspections and did final walk through our behalf, we were very, very pleased of the communications and information provided through Janice, keeping us informed every step of the way.

During the process the Lender we had chosen had issues with our relocation timeframe and couldn’t finance the property. Janice’s expertise and knowledge of the Real Estate Industry helped us identify a new Lender who was able to close the deal with the owners in a matter of days!

Overall, I would highly recommend her services to anyone who is in the market to Buy or Sell a home. When the need arises, she will be the one we look to in representing us again.
